Problems like chipped paint, dirty walls, windows and doors, unfinished remodeling projects and cluttered garages are all areas for home selling improvement. Remember: neat, tidy and organized works!

#5 The negotiation process

The negotiating process can, at times, seem very complicated. Yet it is in this area that your Exit 1 Realty REALTORŪ excels and carefully walks with you through each and every step.

A potential buyer can respond in three different ways to your home:
  1. Your home doesn't meet their needs.
  2. They are interested in your home and will purchase the property on your terms per the real estate agreement.
  3. They are interested in your home, but they propose a counter-offer to the agreement.
Should the potential buyer propose a counter-offer for your home, you can respond in one of three different ways:
  1. Accept the buyer's proposed offer.
  2. Decline the buyer's offer.
  3. Make a new counter-offer.
With each proposal, your Exit 1 Realty REALTORŪ will guide you through a "Net Sheet" to better assist you in making informed decisions. This calculation sheet shows you all the fees (both fixed and negotiable) that are involved in selling your home and transferring ownership to someone else.
#6 Closing procedures

The closing process often seems daunting, yet your Exit 1 Realty REALTORŪ makes it a smooth transition.

Closings usually take about 30 days to complete. This mainly depends on the buyer's financing availability, successful home inspection completion, and various lender conditions (ex., title search, title insurance, termite inspections, surveys and appraisals).

The closing process is the transfer of the title of the property from the buyer to the seller. As the seller, you will receive payment for your property while the buyer will receive the keys to your home or deed to the land. All legal papers are filed with the local record office and takes place at the title company.

The amount you will receive is based upon the amount that is still owed on the mortgage, any outstanding fees or taxes and any additional closing costs.
#7 Moving Day

As you close on you move from your home and begin a new direction, Exit 1 Realty offers moving information to assist you in researching the possibility of hiring a moving company.
